1. About These Terms

These Terms and Conditions govern your engagement with Solenne and the use of our website at solennea.club. By submitting an enquiry or retaining any of our services, you confirm that you have read and accepted these terms.

Solenne is a concierge and advisory service operating from 203 Charoen Krung Road, Bang Rak, Bangkok 10500, Thailand. References to "we", "us", or "our" mean Solenne. References to "you" or "client" mean the individual or organisation engaging our services.

2. Nature of Our Services

Solenne provides concierge, coordination, and informational support services in connection with luxury residential rental in Thailand. Our services fall into three categories:

• Address Curation Session: A consultation and curated shortlist of residential properties suited to your stated preferences, based on publicly available and trusted listings information.
• Lifestyle & Concierge Management: Practical coordination of household setup, transfers, cleaning, and ongoing personal management requests.
• Tenancy Support & Document Walkthrough: Assistance understanding lease and tenancy documents, including background research and facilitated introductions to independent professionals for formal review.

Our services are informational, coordinative, and operational in nature. We are not a licensed real estate agent, legal advisor, or financial advisor. Nothing we provide constitutes legal advice, and any document walkthrough or background research we offer is not a substitute for independent professional counsel. Where formal professional review is appropriate, we will introduce you to an independent specialist at your request.

3. Engagement and Fees

Our current service fees are as follows:

• Address Curation Session — ฿5,100
• Lifestyle & Concierge Management — ฿16,900
• Tenancy Support & Document Walkthrough — ฿30,800

Fees are quoted in Thai Baht and are subject to change. The fee applicable at the time of your confirmed booking will govern your engagement. A written confirmation will be provided before any payment is requested. All fees are exclusive of any third-party costs incurred on your behalf, which will be communicated to you in advance.

4. Booking and Confirmation

An engagement begins upon receipt of written confirmation from Solenne and payment of the applicable fee or agreed deposit. Until confirmation is received, no service obligation exists on either party. We reserve the right to decline an engagement at our discretion, in which case any payment received will be returned in full.

5. Cancellation and Refund Policy

Cancellation terms depend on the stage of engagement:

• Cancellation before the initial consultation or commencement of work: a full refund will be issued within 7 business days.
• Cancellation after the initial consultation but before delivery of the primary deliverable: a 50% refund of the service fee.
• Cancellation after primary deliverables have been provided: no refund is available, as the core service will have been performed.

6. Scope Limitations

Solenne's services do not include:

• Legal advice or representation of any kind.
• Acting as a buyer's agent, real estate broker, or licensed property agent.
• Financial planning, investment advice, or tax guidance.
• Guarantee of any particular outcome in relation to a tenancy, lease negotiation, or property search.
• Responsibility for decisions made by third parties including landlords, building management, or independent professionals we introduce.

7. Client Responsibilities

By engaging our services, you confirm that:

• The information you provide to us is accurate and complete to the best of your knowledge.
• You will engage directly with any independent professionals introduced by Solenne and take personal responsibility for decisions made following their advice.
• You will not use information, curated materials, or research produced by Solenne for commercial redistribution without our written permission.

8. Third-Party Introductions

Where we facilitate introductions to independent lawyers, surveyors, or other professionals, we do so as a courtesy. Solenne is not responsible for the work, fees, or conduct of any third party introduced through our service. You should satisfy yourself of the credentials and suitability of any professional before engaging them.

9. Intellectual Property

All materials produced by Solenne — including curated property shortlists, research notes, written reports, and website content — remain our intellectual property unless explicitly transferred in writing. You may use materials we produce for your personal purposes in connection with your tenancy or relocation; commercial use is not permitted without our consent.

10. Confidentiality

We treat all information you share with us as confidential and will not disclose it to third parties except as outlined in our Privacy Policy or as required by law. We ask that you treat any non-public information about listings, pricing, or professional introductions shared by us with equivalent discretion.

11. Limitation of Liability

To the fullest extent permitted by applicable Thai law, Solenne's liability to you in connection with any engagement is limited to the total fees paid for that specific service. We are not liable for indirect, consequential, or incidental losses arising from your use of our services, including losses arising from tenancy decisions made on the basis of our research or recommendations.

Nothing in these terms excludes liability for fraud, personal injury caused by negligence, or any other liability that cannot be limited by law.

12. Governing Law

These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from or connected to these terms shall be subject to the jurisdiction of the Thai courts.

13. Changes to These Terms

We may update these Terms and Conditions from time to time. Changes will be posted on this page with an updated date. Continued use of our services or website following any update constitutes your acceptance of the revised terms.
